As a well established, experienced lettings agent we are well aware of the unique problems and challenges faced by landlords and tenants. Ezelet act as intermediaries in order to offer a stress-free rental service. We genuinely believe our fees are unbeatable! Our standard management package includes all of the services outlined below. We are happy to provide upfront quotations for any additional services that you may require, such as re-letting at the end of the first tenancy.
For Landlords
We appreciate that an empty property is every landlord’s worst nightmare and so offer a tailor-made range of services at very competitive rates.
Ezelet operate an advanced mailing list system that enables us to effectively market your property to tenants that are in a position to move. We will work with you to agree the right rental price and find the best tenant for your property.
Whether this is your first and only rental property, or whether you have a portfolio of properties you need managed, our experienced team is there to offer assistance on all aspects of property letting from mortgage and taxation advice to insurance and liability.
Our pro-active marketing and advertising strategy (both on-line and in print), coupled with our distinctive “TO LET” boards, help your property to stand out from the crowd.
Once tenants have been secured then Ezelet will work with you through the Tenancy Agreement process, ensuring that a professional inventory is undertaken. We will monitor and collect rental payments as well as providing advice on areas such as H&S and furnishings.
Landlords: our costs to landlords are dependent on the level of service required. The fees quoted below are the maximum costs you can expect to pay.
Introduction Only Service:
- Introduction Only – 80% + VAT (96% inclusive of VAT) of the first month’s rent.
- Introduction Only – Section 13 notice for rental increase £120.00 plus VAT (£144.00 inclusive of VAT).
Full Management Service
- Full Managed Letting Fee – 75% + VAT (90% inclusive of VAT) of the first month’s rent.
- Fully Managed Monthly Management – 10% + VAT (12% inclusive of VAT) of the monthly rent for the duration of the tenancy.
- Full Managed Section 13 for rental increase to existing tenant(s) – £75.00 + VAT (£90.00 inclusive of VAT).
- “0 Excess” Rent & Legal Guarantee - 3% + VAT (3.6% inclusive VAT) of the monthly rent for the duration of the Tenancy term. Please note: this can only be provided in addition to our Full Management service.
For Tenants
Ezelet operate a comprehensive property finding service with no fees to pay. Our extensive portfolio of desirable rental properties, located in sought after areas make Ezelet the right choice for you. Add to our fantastic property list a team of staff ready and willing to help you through every stage and you know this is now going to be easier than you first thought.
We will work with you to decide on the right location, source the perfect property, support you through the legalities and be available to answer any questions you may have. We provide a specialist “Students” service if you are looking to rent a property whilst studying.
Tenants: typical costs for tenants are outlined below:
- Rent – before a tenancy commences, the agreed initial rental payment must be received in full and in cleared funds prior to the tenancy commencement date. In most cases this is a sum equal to 1 months’ rent however, if a higher additional payment has been agreed, the higher sum must be received in full.
- Holding Deposit – a sum equal to 1 weeks’ rent is payable to hold your desired property pending references. If you chose to withdraw or if you (or any joint applicant) fail your reference/credit checks, this amount is not refundable to you.
- Deposit – a security deposit equal to 5 weeks’ rent must be received in full and in cleared funds prior to the tenancy commencement date.
- Default Fees – late or unpaid rent will incur default fees. These fees will be payable once the rent is 14 days late and will be equal to an amount of 3% above the Bank of England base rate.
- Early Termination Fee – If a Tenant wishes to vacate the Property prior to the end of the Term, upon receiving written permission from the Landlord (such permission does NOT have to be granted by the Landlord), the Tenant will remain liable to pay Rent until the Term expires or the Property is re-let, whichever is earlier. Should the Property be re-let during the fixed Term, the Tenant will also be responsible for the repayment of any marketing and inventory fees that have been or will be incurred by the Landlord for finding a new Tenant (usually equal to one months' rent) The Tenant is also responsible for any other reasonable costs e.g. telephone lines, satellite television contracts, TV licences, cleaning, administration fees etc) incurred from that point until the end of the Term. For the avoidance of doubt, this clause shall not take effect where the Tenant is operating a break clause contained in this Agreement.
